It's how much a future amount is worth today, given a discount rate that reflects the time value of money. $10,000 in 10 years at 5% is worth about $6,139 today.

What discount rate should I use?

Use your required rate of return or cost of capital — e.g. an expected investment return, or an interest rate. Higher rates produce lower present values.
